CONTACT INFORMATION

Bella Beach Property Management mailing address is 24 Bella Beach Drive Depoe Bay, OR 97341. Our phone number is 866-994-7026 or 541-764-5700.  Our business hours are 8:00 A.M. - 7:00 P.M. Monday through Saturday.  Sundays and Holidays are 9:00 A.M. - 5:00 P.M.  Please make prior arrangements to meet with our staff after hours. Primary registered guest must be at least 25 years of age.

CHECK-IN PROCEDURE

Check in time:4:00 pm
Check out:11:00 am

You will need to visit the office to check in.  Please come prepared with photo identification.  Every effort is made to have each home ready by check-in time, but no guarantee is made as to the exact time of occupancy.  Housekeeping and maintenance personnel must provide services between occupancies for each home in order to prepare the home for incoming guests.  Sometimes, due to unforeseen circumstances, housekeeping and/or maintenance services may not be completed by your 4pm check-in time.  This situation rarely occurs, however, we apologize in advance if the is situation happens to you.

By entering your vacation rental home, you are accepting complete adherence to rules set forth in this document. (You will receive a copy of it via email.)

Driving directions to the office are provided at time of payment in full. You must visit the office to receive a key for the home.  Please come prepared, with a photo ID. If you anticipate arriving after hours, please contact the office so that we can arrange for you to get a key.  When checking out, please bring your key back to the office.  If you anticipate checking out before the office is open, you may leave the key in the home.

PAYMENT POLICIES

The credit card you provide will be used unless other arrangements are made.  Upon making a reservation, one night's rent plus tax will be charged.  Balance is due 21 days prior to reservation. Rates are subject to taxes and fees totaling 13.5%. All rates, fees and policies are subject to change without notice.

 

CANCELLATIONS/REFUNDS

Should the need arise to cancel your reservation prior to 21 days of your arrival, regardless of reason (including bad weather, illness, death, or economic factors) a $50 cancellation fee will be charged. If cancellations occur within 21 days of your arrival, you will be charged 50% of the rental amount of the home.  No refunds are given if you cancel within 24 hrs of checkin.
No refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any rules set forth have been ignored.

CLEANING FEE

Your home is stocked for your arrival with paper products including tissue, toilet paper, paper towels, napkins, laundry, and dish detergent. Beds are ready and made for your arrival except the following: trundles, futons, sofa sleepers and twin bunks. See amenities list for more details.

Please leave the home in the same general condition as it was when you arrived. All furnishings should be returned to their original position.  Staff will arrive after your departure to thoroughly clean and inspect the home.

All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear.

Refrigerator should be emptied of all food and free of spills. All used dishes should be rinsed and placed in the dishwasher on the wash cycle.

Do not wash the bed linens, or strip the beds.  Our housekeeping staff is happy to do this for you!

Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the cottage.

PET POLICY

Due to owner's & guests allergies certain homes DO NOT allow pets...BIG or small. GUEST'S PETS OTHER THAN DOGS ARE NOT ALLOWED.  
"Pet friendly" homes are available by request. A $50 non-refundable cleaning fee is charged per pet per stay.  BELLA BEACH HOMES ARE LIMITED TO 2 DOGS PER HOME.  AT NO TIME MAY PETS BE LEFT UNATTENDED.
Should we discover that a pet is or has been in the home without prior approval, you will be charged $500 and must vacate the home, forfeiting all payments received.
The Bella Beach neighborhood operates with strict CCR's.  Dogs must be leashed at all times outside of the home.  As a responsible pet owner, please leash and pick up after your pet.  A $25  fine will be charged if these rules are violated.

SMOKING POLICY

ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR HOMES. If smoking is detected, it is an automatic $500 fine.

QUIET HOURS

10:30 PM -10 AM - Monitored and enforced.  Bella Beach is a special neighborhood with a family environment. Hot tub use is allowed between the hours of 8 am and 10:30 pm.  Please respect the desire of our full time residents and other guests in honoring quiet time.

GENERAL POLICIES

Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.  Bella Beach does not allow large gatherings in homes or in the public areas-no more than 20 people allowed in a home at ANY time.  No catered food, rented tables or amplified music.  Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.

Guest acknowledges and authorizes Bella Beach Property Management to charge Guest’s credit card for all damaged and/or missing items to the premises while occupied by the guest.  If cost of extra cleaning, replacement or repairs exceeds the guest’s credit card limit, guest agrees to pay the difference to BBPM.

Parking is limited to a set number per home with a maximum of three cars for most homes.  Some homes are restricted to two parking spaces.  Any vehicles parking in or blocking a fire lane will be towed.  No motor homes, trailers, campers, or boats of ANY KIND are allowed.

Major holidays require a 3 night minimum stay.

Bella Beach Property Management reserves the right to enter the premises, if need arises, without guest permission.  BBPM will make every effort to contact the guest as to the purpose and duration we are to be in the home.

Bella Beach Property Management () and homeowners disclaim all liability for injury, loss, or damage. BBPM will be held harmless from claims arising out of use of home. BBPM is an agent for the owner, not an owner nor a tenant. As agent, BBPM has the authority to act in the best interest of the home owners in any and all situations. Each home is privately owned, including furnishings. Rules and regulations are on record with the owner and with the city of Lincoln City as part of the Vacation Rental License criteria and to each adjoining property owner and residents. They are posted in the home. Please adhere to them at all times.

KEYS

At check in, you will recieve a key.  For check out, please return this key to the office or leave it in the home if the office is closed. The charge for a lost key is the cost to re-key the home, and this can range from $150 to $300.

AMENITIES LIST

The following items are included in each vacation rental:
Color TV/VCR, Washer/Dryer, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Kitchen Utensils, Bath Towels, Bed Linens, Blankets, Quilts/Shams/Pillows, Garbage Containers and Trash Bags.

*Some homes have DVD, CD Stereos, Flashlights, radios, and clocks.

You'll want to bring the following items for your stay:
Food & Condiments, Baby equipment, Personal Toiletries, Beach Equipment, Specialty Cooking Items, Alarm Clocks
For any item you do not see listed or are not sure about, please email or call and ask. If you are arriving after dark, we suggest you bring a flashlight.

Sentry Market is located on Hwy 101 just 1 mile South of Bella Beach.

OTHER INFORMATION

Bella Beach homes are part of a residential neighborhood. They require complete sensitivity to full-time neighbors and residents.  Each home belongs to a loving family and they ask for your care and kindness.
